Frequently Asked Questions

Got a few questions? That’s totally normal — most people do. Below is a quick roundup of the most common questions we get, along with our answers. If you don’t see your question here, feel free to reach out anytime. We’d be more than happy to help!

Q:  Will you be listing my house on the MLS or actually buying it?
A: Great question. We’re not agents — we don’t list properties. At Carolinas Home Offer, we’re professional home buyers. We purchase houses in North Carolina that meet our buying criteria using our own cash, so there’s no bank financing involved and no risk of a delayed closing. After we buy, we may renovate the home and resell it, or keep it as a rental.

Q:  How are you different from a real estate agent?
A:

Real estate agents list homes on the market and hope a buyer comes along. They show the property, handle offers, and collect a commission — usually 3% to 6% of the sale price. For a $100,000 home, that’s $3,000 to $6,000 in agent fees alone.

Agents provide value, but it often takes 4–6 months to sell a home. We’re different. Carolinas Home Offer buys your house directly. We pay all cash and make fast decisions — sometimes even the same day. We take the risk, handle repairs, and manage resale or rental ourselves.

Agents provide a great service for those that can wait 4+ months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different. We’re not agents, we’re home buyers. Our company buys the house directly from you. Since we pay with all cash and purchase the house from you, we can make a decision to buy your house within a couple of days (sometimes even the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer.

*An inspection contingency lets the buyer have time to do an inspection and back out of the sale or negotiate a new price if there are repairs that need to be done. If you can’t come to an agreement with the buyer, the buyer has the right to back out of the sale. Similarly, a financing contingency gives the buyer the wiggle room to back out of the purchase if they can’t obtain a loan or if the home doesn’t appraise for the value that the bank needs to close the loan.

Q:  Do you pay fair prices for properties?
A: Most of the homes we buy are below market value — that’s how we stay profitable after making repairs and reselling. But for sellers who value speed, simplicity, and no out-of-pocket costs, our offers are a win-win. You skip the fees, repairs, and delays. Our no-obligation offers let you decide if it’s right for you — with nothing to lose.

Q:  How do you determine the price to offer on my house?

A: We keep our process transparent and simple. We consider:

  • The location of the home

  • The current condition

  • Needed repairs or upgrades

  • Recent comparable sales in the area

Using this info, we calculate a fair cash offer that works for both you and us.

Q:  Are there any fees or commissions to work with you?
A: None. When you sell your home to Carolinas Home Offer, there are zero fees or commissions. Unlike traditional sales where up to 6% comes out of your pocket, we cover all costs — including most closing fees. You walk away with cash in hand and no further responsibilities for the home.

Q:  Is there any obligation when I submit my information?
A: Absolutely not. Once you share your property details, we’ll review them, possibly give you a call, and make a fair, all-cash offer. From there, the decision is 100% yours. There’s no pressure, no obligation, and no cost to find out what we’d pay.
